Signs that your Sewer Lines need a Repair

South Florida homes have been experiencing a large wave of sewer pipe problems due to the 25-35-year life span of cast iron pipes. 5) Damp Areas in Your Yard:  Excessive wetness in your yard or waste water pooling often times proves there is a problem with the sewer drains located directly under the pool of sewer water. 

6)  Lush Patches in Grass: Spotting an extra green and lush patch of grass in your yard may also be evidence of sewage leakage underground.


7) Cracks on the Wall and Sinkholes: More extreme symptoms of sewer problems include foundation issues with your home or building, such as cracks, or your property may even experience sinkholes. 



8) Rodent or Insects Problem: Rats, cockroaches, palmetto bugs, and sewer flies can unfortunately make their way to the pipes running behind your walls.  To eliminate any infestation and to prevent others, you will need to address the entry point, which may indeed be a crack in your sewer lines.




How You Can Prevent Sewer Line Backups

• Do not pour Grease and/or Food through the drains: Avoid pouring grease, fats, gravies, sauces, and cooking oils down your kitchen drain, because these substances will cool off and solidify, and eventually build up to a massive clog. 

• Do not Flush improper items Down the toilet: Diapers, paper towels, facial tissue, feminine products, and food products should never be flushed down the toilet as they do not deteriorate over time and, can cause clogs.

• Periodically perform Maintenance to your Pipes: Every year or so, contact a professional plumber and ask them to perform a checkup and cleaning of your sewage and drainage pipes.

• Install a Backwater Prevention Valve: These fixtures are installed into a sewer line in the basement of your home to prevent sewer backups. They allow sewage to go out, but not come back in.



Facts to consider when fixing a broken or cracked sewer line

Now that you know what the warning signs are for a malfunctioning sewer line, it is also helpful to be aware of certain facts  before calling out a professional plumber.

1) Replacing a sewer line can vary in price, especially if you replace only part of the drainage pipes at different points in time.  In fact, the price can be three times as expensive than if you were to replace the entire line from the house to the street at one time.

2) If there is a broken pipe near the foundation wall or the city connection in the roadway, the price to repair the pipe may depend on the age and material of the existing pipe.

Garbage Disposal Maintenance Tips


The garbage disposal in your home is a great appliance making household duties less demanding, but just like any other appliance in your home this can also breakdown, block and clog up your drains causing a long list of expensive plumbing drain problems.

Clogged drains are a huge inconvenience and garbage disposal repair can be costly. Fortunately, most garbage disposal troubles are not terrible, and the proper care and maintenance is very easy. Treat your garbage disposal well and it will treat you well in return.Below we'll describe some mistakes you should avoid and the actions you should take in order to keep your garbage disposal working smoothly for many years.

1. Keep anything too hard out of the disposal. Otherwise, the shredder will dull and become less efficient. Small hard objects can also get stuck and jam the rotating parts. Each garbage disposal has its own capacity for hard objects. The more expensive models of the same brand tend to have higher hardness capacities and may be able to handle some of the following:

• Hard shells from shrimp, crabs and other shellfish
• Un-popped popcorn kernels
• Hard bones



2. Do not put fibrous or starchy items in the disposal. They can cause particularly stubborn drain blockages (fibers get tangled, and starches get thick). The following items shouldn’t be put in the disposal and if you do, please add them in minimal increments, preferably cut into small pieces, or avoid them all:

• Banana Peels,
• Celery,
• Potato peelings,
• Corn husk or corn cobs,
• Artichokes,
• Coffee grounds (in quantity) or coffee filters,
• Fruit pits and hard seeds, like avocados or peaches.
• Onion skins (unless you're especially careful to completely remove the thin membranes of each, which can wrap around the shredder ring)
• Egg shells should not be put in the disposal they turn into a substance that clogs piping.



3. Avoid putting trash or hard items down the disposal. Common sense will go a long way, but here are some examples of items to avoid:

• Twist ties, pull tabs, rubber bands
• Glass, screws, nails,
• Utensils
• Cigarette butts or bottle caps, paper, plastic, or other trash
• Fabric, string, rags, or sponges
• Plant or flower clippings
• Children's toys
• Hair
• Grease



4. Run cold water while the disposal is on. Keep disposer and water running for 30 to 60 seconds AFTER the waste matter has cleared your drain. The waste still has a long way to go. Cold water keeps the motor, bearings and shredder assembly from overheating. It also lets the waste go down better because the water is pushing it down. Don't use hot water, because it can melt fat and allow it to become solid as a blockage further down in the drain.



5.Clean it regularly. With the disposal off, clean the inner side of the rubber in the center of the sink leading to the disposal. It gets very dirty, and gives off an odor when not cleaned. Just wipe it with a paper towel.


Throw some ice down once in a while. While ice will not sharpen the shredders (as is commonly believed) it does knock off any debris buildup on the sharp edges that keeps them from grinding food properly. For better results, make special ice cubes from pure lemon juice or vinegar, or alternate with biodegradable cleanser (label them in your freezer!) Cover and seal ice trays used in your freezer for cleanser, and do not reuse trays for food or drink after having been used for cleanser. While using the disposal, be sure to run cold water at the same time.
Dispose orange peels, or any citrus rinds, to freshen the disposal and keep it smelling clean, but cut them into slices first as large pieces of citrus peel, e.g. half a lime, can jam a disposal. You can also use pieces of citrus fruit that may be too old to consume, as long as they're not too spoiled to smell nice. You can freeze these pieces first, if you wish.

How to choose the right shower & showerhead?



Are you building a new home, or remodeling your bathroom and don’t know how to choose a shower head that fits your needs?

1. You should verify and understand how the hot water system works in your home. Some shower heads cannot be used with some heating systems.

How to identify the water system at home?

This type of shower includes, hot and cold water which is mixed before coming out of the shower head. Mixer shower fixtures come surface mounted, the pipework can be installed on the top of your existing surface, or flush mounted (for this kind of showers the valve is seen and the pipework is hidden behind the surface).

Mix showers work perfectly in shower cubicles where the pipes can be built into a wall. If you are interested in this type of shower you should take into consideration some showers will require high pressure systems in order to work effectively - If your home doesn’t have one, you could also consider buying a separate pump to increase the flow, but if your home does, please look out for the HP symbol (high pressure) on selected showers. Pros of mixer Showers:

Cons of mixer Showers:

- Mixer showers won’t increase the flow of water to your system.

Power Showers
These kind of showers work similar to Mixer Showers, but this one should include an integral pump to strengthen the flow of water -built-in pump-, so they’re perfect for homes with low water pressure.



Pros of Power Showers:

Cons of Power Showers:

- Shouldn’t be used with a high pressure unvented system.
- They could use a lot more water than other kind of showers



Electric showers:
Electric showers can be used in any home, regardless of the plumbing system, and they’re top choice for homes with a high hot water demand. Electric showers only need cold water feed thru the mains because water is heated up as it passes through an integral heater.




Pros of Electric Showers:
- You don’t need a water cylinder to get warm water from the shower
- You don’t have to pay to heat water that wasn’t used.
- You get a good flow even when you have low water pressure.
- Can be good for your energy bills
- Electric Showers still work even when your boiler breaks down

Cons of Electric Showers:
- You probably get very hot water if the cold water supply is being used elsewhere in your house.
- You will require a separate fuse for the electrical supply circuit.


Thermostatic or Digital Showers
These have a pre-set thermostat that keeps the water temperature consistent and will adjust it when needed. Some advanced thermostatic showers have features like cutting off the water supply when there is a failure in the flow.

Thermostatic showers can be installed in a shower bath or work as part of a concealed or exposed unit.

Pros of Thermostatic Showers:
- Greater control over temperature
- Comes is various designs
- Ideal shower solution for houses with no showering facilities, such as older homes.

Running Toilets… A problem that may appear at any time!

Have you been hearing your toilet making sounds and acting as a rogue toilet?

Fsssssssshhhhh!

If your toilet won’t stop filling up or it fills up recurrently without being flushed, don’t worry; there’s a big possibility the problem may be just inside your toilet tank.

Follow these steps to learn how to fix a running toilet. Even if you’re not very “handy” you may be able to fix it. The key is in having the right tools, the right parts, the ability to read, and lots of patience. Please follow these 6 easy steps:

1. Remove the Lid on the top of your toilet tank:

This will help you to identify the source of the problem.

To figure out which part of the toilet is leaking see the image below:



A: Handle
B: Rubber flapper: Blocks the tank water from descending into the bowl. It is connected to the toilet flush lever above.
C: Pump which refills the tank after it empties.
D: Float which raises and lowers with the water level to tell the pump when to go and stop.
E: Overflow tube, what sets the high water level in the tank.



2. Turn off the water connecting to the toilet by tightening the silver knob on the   wall behind the toilet:

      3.  Check the connection between the handle and the rubber flapper: 
         
    Check the connection between the flush lever and the rubber flapper it's attached to. The chain must be short but if it is extra-long, you just need to move the clip down to replace it for one shorter.



4. Check the rubber flapper:


It could be that the flapper is not seating properly. Over time, the flapper can bend or break at the hinge, and start to leak, to check this, take a close look to the flapper and check if there are any vertical lines of discoloration, if's so, and this should be replaced. To switch it out, simply disconnect the old one from the chain and attach the new one.

Sometimes you can tweak the hinge on the valve to get it to seat properly.
      
If the flapper doesn’t leak and the water still runs, inspect the stopper valve.

5. Check the Overflow tube: 

If the trouble with the running toilet, pressing down the flapper doesn’t work, the cause might be the overflow tube; which drains excess water when the tank fills too high. If you see that the fill tube is under water, cut it back so that the tube clears the water level.

6. Check the Float Position:

The traditional float is a big ball at the end of a rod that controls the valve that fills the tank after a flush.  if the tank isn’t filling up as much as needed to flush properly, make sure the float isn’t leaking.  If it is, it’ll need replacing.

It may also happen, that the float is bent, the simplest way to  fix this is bending the rod connecting the float to the pump so that the float is lower and it will signal the pump to turn off sooner. If the arm won't bend, then it might be time to call Benjamin Franklin the Plumber.

How to Choose a Plumbing Company



Selecting the right plumbing company can take the stress and frustration out of your repair needs.

  • License - Ask that they provide you with a State License number or a copy of the license.

Tips to conserve water


It’s not a secret that our planet is running out of water, consequently it gets more expensive by the day. Most responsible people want to keep and conserve water, but we still need to use it in our daily activities; so here are some tips that you can put in practice to conserve water and save money:


The use of chemicals:
  • Don't use too many detergents, bleach or chemicals. This could kill the natural bacteria in your septic system.
  • Try to use soaps and detergents that are biodegradable.


Sprinklers:
  • When using sprinklers in summer time, buy a spring-loaded timer, that will avoid the excessive water loading of your grass and control it in case you forget to shut it down.


Water pressure:
  • When your water pressure is over 60 pounds per square inch, it will damage your plumbing system and will also increase your consumption. If you find out that your water pressure in your street is exceeding 60 pounds, you can install a pressure reducing valve that will limit the water pressure within your home.


Water leaks:
  • Check for undetected water leaks reviewing your water meter during a period of time when you are not using water, take notes of the meter reading and check it 8 to 10 hours later. If the meter has moved, it means you should correct the issue.
  • The consumption of a leaky toilet in your house is more than 40% of all the usage. Call a plumber for advice, you may have to install a new toilet flapper and fill valve.
  • A faucet leaking that drips once per second can actually drop more than 8 gallons per day, which adds to 3,000 gallons per year. Always check your faucet.


Showers:
  • When you replace an old shower head you can save up to 7.5 gallons of water per minute without taking away full spray action at low or high water pressures. Also, don’t forget to shut off the shower when you are not using it!

Common toilet problems we've all experienced – here's how to fix them!


At any point, anybody can come across a sudden toilet problem. A lot of these problems are common and can be remedied. Here are some common toilet problems one may experience and how to fix them.


  • Water on floor – This may be caused by a leak. To fix this, check all connections to locate the leak. It may also be caused by a cracked tank, which means it will have to be replaced to remedy the problem. Also, water on the floor may be caused by a faulty wax ring that should be replaced.

  • Flusher too weak - This could be a result of hard water deposits in the toilet. An easy way to fix this is with wooden sticks, but it will be more effective to use an acid wash. However, acid wash is dangerous and it should be kept away from eyes, skin, clothes, floor, and basically everything but the toilet. Also, it cannot be used if there is a septic system unless you disassemble the toilet.
  • Toilet clogs – If a toilet is clogged, use a plunger in the bowl, making sure that there is enough water. Move the plunger up and down to remove the clog so the toilet will flush normally.
  • Dropping bowl water level This may be caused by a siphoning of water from the bowl due to a partial clog. To determine if this is the problem, empty the bowl of water and check if there is a clog using a flashlight and mirror. If there is no clog, there may be a crack in the bowl which can only be remedied by replacing the cracked bowl.
  • Stuck toilet handle – This could be a result of a buildup of lime on the mounting nut. This can be fixed by simply cleaning the mounting nut with vinegar.
  • Slow-filling toilet – A slow-filling toilet could be caused by the water supply not being properly open. To remedy this, make sure the valve is open and that all its parts are functional and clean.
  • Toilet doesn’t flush all the way – Check to see if there is too much slack in the lift chain. If there is, lessen the slack. If this isn’t the problem, it could be a low water level in the tank or an improperly installed flapper. Check the water level to see if this is the problem. Also, make sure the flapper is properly installed if this is the problem.
